UTS Wealth Pi Talk | 2018 Property Development & Investment Outlook Talk

Wealth Pi Fund and University of Technology, Sydney (UTS) jointly held the 2018 Property Development & Investment Outlook Talk at UTS city campus on 29th November 2018.

Three distinguish guest speakers, Dr. Janet Ge, Senior Lecturer at UTS, Christina Jiang, Business Executive at Wealth Pi Fund and Dr. Frank Gelber, Director at BIS Oxford Economics were invited to give their perspectives on the property development and investment market outlook. More than 120 tickets have been registered for this popular event. On a rainy day after thunderstorm in Sydney, a full room of property industry professionals and investors attended this seminar.

Dr. Janet Ge, shared her the preliminary forecasting results from her new research project, exploring the use of multiple regression analysis to establish forecasting models to track private housing prices. Her talk provides an academic insight on the current situation and the future trends of the property market and real-estate development.

Christina Jiang, Business Executive at Wealth Pi Fund, covered an interesting topic on non-bank lending. She shared her industry views on the big market opportunity in real estate credit as many non-bank lenders step up to provide alternative capital to fund property development projects when big four banks step away in the commercial real estate lending market due to regulatory-led tightened credit policy. She also shared with audience case studies on how Wealth Pi Fund manage risks in real estate debt and compared the property debt investment with other traditional asset classes. “Commercial Real Estate (CRE) loans as an emerging asset class is largely unknown to Australian investors,” said Christina Jiang.

Dr. Gelber argued that it could be much longer time for the current property cycle to come back to the peak for the residential market. His presentation was more focused on commercial property development, especially the offices in capital cities based on analysis models. Dr. Gelber is a forecaster. He believed that currently there is a good market opportunity in Sydney office market due to lacking of space and increasing rental income.
