Wealth Pi Talks | Australian Property Financing and Investment Summit

On 29th August 2019, Wealth Pi Talks came to Melbourne again and hold the Australian Property Financing and Investment Summit in Melbourne Convention and Exhibition Centre.

Wealth Pi Fund is the sponsor of this conference and our partner company Pallas Capital has also given great support in that Chairman of Pallas Group Mr. Patrick Keenan was proudly invited as one of the panellists.

The conference attracted about 150 high net worth investors and was covered by local medias including Business Circle, Oz Real, Yiyi Australia and First Media.

The conference focused on real estate-related macroeconomics, new policies, investment opportunities and strategies. Much positive feedback has been received from the attendees.

When the traditional real estate investment method has a lot of uncertainty in the current market, the real estate private fund investments start to attract more high net worth investors for its lower risk and stable return features.

Below are abstracts of the conference

Managing director Mr. Tiger Liu gave a keynote speech and shared his pertinent views on the property market and fund investment strategies.

Tiger predicts that the Australian real estate market decline will smooth from the end of 2019 to 2020, and the entire market will progress at a steady pace. He has also pointed out that housing prices in Sydney and Melbourne have already bottomed out, as the clearing rates of the two capital cities has shown that the market have begun to pick up. However,considering the trading volume, it is not even the same as the peak in 2017, so this signal alone does not mean that the prosperity of 2015-2017 will reappear.

The Reserve Bank of Australia cut interest rates for two consecutive months, hoping to boom the real estate market. But this in turn reflects the government’s concerns about the poor international and domestic economic conditions and the fall in inflation rate. Tiger also points out that in terms of GDP growth, Australia is healthy and has better performance than other developed countries. This means when the local market demand is healthy and supportive, this adjustment will absorb the unstable factors brought about by the excessive growth of 2012-2017. Thus, the market will hand back to home-owners and local investors.

At this point, the new strategies and new ideas of real estate fund investment came into sight of investors, which allow them to allocate their assets into the real estate sector without directly holding the properties.

Real estate funds normally have lower minimum investment amount,low cost and transparency, which allows investors to have more diversification and liquidity, and they can choose projects that match their risk portfolios.

In the following panel session, Christina Jiang, Partner of the Wealth Pi Fund, as the planner and host of the event, moderated the panel with questions that investors most care about.
